James Balocca HELPS YOU MOVE IN THE RIGHT DIRECTION

James Balocca has been a real estate salesperson since 2001 and currently makes Howard Hanna-Coach Realtors’ Stony Brook office his home base. Previously, he was a broker and co-owner with another agency and before that, he worked for Merck-Medco in marketing technology to regional health systems and at Oxford Health Plans holding various positions in operations including Operations Manager of their Chicago office.

“After gaining experience at another firm for a few years, I realized that Real Estate would become my lifelong profession. I searched for an environment that encouraged individual growth, provided the latest technology and respected personal vision. I appreciate a company that enhances one’s leadership skills and allows an individual to mature, grow and advance beyond most offices.” 

With listings consisting of single family homes, condos and land, James services the areas of Stony Brook, Setauket, East Setauket, Old Field, Head of the Harbor, Nissequogue, St. James, Smithtown, Nesconset and Kings Park, but has also done business on the North Shore of Long Island from Fort Salonga to Mount Sinai and “everywhere in between,” he says. In James’ business model, there is “no listing too small or too grand…all are treated equally,” and his main directive is to see the property through to the Closing Table.

James emphasizes that “patience and empathy” toward clients’ needs and insecurities have yielded him a strong and loyal referral base. But, most importantly, the ability to listen is the link that has earned the trust of his clients. Meeting many of his clients through open houses or direct calls responding to listings, James says that “constant communication is key.” with every transaction.

“Buying or Selling a home can be a daunting proposition for some so I make sure to stay involved every step of the way. I sit down and explain the entire process from looking at homes, making offers, engineers’ reports and contract process. I encourage them to ask me whatever questions they may have until they’ve reached a total comfort level. We already live in a very stressful world. Buying or Selling a house should be exciting and not a process contributing to this stress. 

James’s best advice is to always “respect your clients, listen to what they are saying, respect yourself, follow the ethics of our profession...and success will follow.”
